What to Expect at Your First Consultation

A walkthrough of Clear Build's 90-minute consultation — how to prepare, what we cover, and what you'll walk away with.

Before the Call

You don't need to prepare anything formal, but having these on hand helps us make the most of our time:

  • Inspiration images — Pinterest boards, magazine clippings, screenshots

  • Budget range — even a rough "under $50K" or "around $150K" helps

  • Timeline goals — when you'd like to start construction

What We Cover in 90 Minutes

Your vision (30 min): We'll discuss what you want to achieve, how you use the space now, and what's not working. This is about understanding your goals and their priority, not just your wishlist.

Feasibility check (30 min): We'll walk through your space to identify key constraints and help us make an initial determination of what's realistic given your home's structure, local codes, and budget restrictions. If something won't work, you'll know now — not after spending $10K on plans. We also include LiDar scanning for comprehensive 3D model generation to build your new design from.

Design Concepts (20 min): We'll sketch out layout approaches to align your goals with the discovered constraints and discuss the pros, cons, and rough cost implications of each. This is where most clients have their "aha" moment.

Next steps (15 min): If you want to proceed, we'll outline the conceptual design scope, timeline, and confirm final pricing based on your square footage and key design considerations. No pressure, but we generally offer a discounted package when you sign up at the end of your consultation since your project is fresh in our mind and easier to work with immediately. Many clients can take up to a week to decide.

What You Take Away From the Consultation

Even if you don't proceed with concept design, you'll received a comprehensive field report which includes:

  • A full list of your goals ranked by priority based on our conversation. This is a great list to reference back to each time a design decision is made to ensure that your making the biggest impact on your space!

  • Rough cost expectations for each constraint in your project to help identify costly implications in your project, making it easier for contractors to estimate your project the right way the first time.

  • A drawing of your existing layout identifying key constraints and how they may tie back to your goals. Each constraint can also identify where you may need a specialist's opinion, such as HVAC, structural engineer, or electrician to better understand your needs.

  • A detailed summary of what we believe your next steps to be, even if it doesn't involve our services. If you have a clear enough project to hire a contractor immediately, have scope that just touches finishes suited for an interior designer, or require the help of a full-service architecture firm to bring your vision to life, we promise we will guide you to the best possible person to help you along the way.
